So you are looking to buy real estate! That's GREAT. First let me give you some basic knowledge of how it works (from my perspective).
Did you know that when you call the listing agent on the ad or sign, THEY are working for the SELLER and NOT in YOUR best interest. Their job is to get as much $$ out of you as they can for their seller. This is why it is crucial to have representation in ANY real estate transaction!
As a buyer's agent, I will help you in your property search, help you with financing, schedule all inspections and appraisals, submit all contracts, negotiate not only price, but repairs to the property. Basically handle everything for you and I will represent YOUR best interest all the way to the closing and beyond.

With SO many properties for sale in the area (and more every day), searching for properties, depending on the usual methods (driving around, looking in magazines and papers, etc), you can really waste
a lot of gas, waste your time and generally wear you out from the frustration. When I invest in stocks, I go to a stock broker...when you want to acquire real estate, you should consult a a professional; a Realtor.
Whether it is me or someone else, I urge you to settle in and work with a Realtor that you would be comfortable with.
Realtors are all different, with different specialties, personalities, different business standards, different methods used to get the job done.
You may start with one and decide you re not really comfortable with them and that is just fine. Move on until you find the right one.
You are going in business together with a very important mission, so you may have to interview a few to find the right one for you.

Prequalification is the first process Will you be paying cash or working with a lender? If you are looking at financing the property, why in the world would you just go out and start looking at homes that you may or may not be able to get financing for?
We will know what your price range is before we leave the office.
Next, comes our initial consultation It is VERY important that I know everything that may affect your buying decision.
Is it commercial or residential? Land, building lots or a farm?
Is it an investment?
If so, are you flipping or would you like it to cashflow?
What type of investment?
Is it residential?
Primary or second home (vacation home)?
Then we get even more focused.
We discuss goals, dreams, wants, wishes, family, occupation, hobbies.
I will set you up for automatic, daily e-mails which will alert you immediately when a property that falls within your search criteria hits the market; Or when there is a price change on a property you have been watching.
When you are right on the edge of the market like that, who needs to pick up the paper? You ve already seen the ones that apply to you!
My goal is to narrow our focus so that we have weeded through all but 5 (10 tops) before we view one single property. I also keep a For Sale By Owner inventory, just in case.
This saves us all time, gas AND sanity.
A very important thing to remember when you are out looking at properties yourself is to know that the best properties and the best deals never make it to print.
The quickest an agent can get an ad in almost any publication is 2 weeks.
Many great homes I have listed have already been under contract by the time they hit the newsstand.
And the buyer who got the property was working with a Realtor, receiving automatic daily e-mails that alerted them immediately about the property.
Just like selling, buying property is very competitive and you really should turn to professionals to assist you.
